Roofing in Shallowater

Shallowater sits north west of Lubbock, small, agricultural at the edges, and out on genuinely open ground. Two things follow from that for roofs.

The outbuilding is a separate job

Plenty of properties here have a shop, a barn, a machine shed or a carport that is as much roof as the house. Those are usually metal, usually low slope or simple gable, and usually fastened through the panel with exposed screws.

Exposed fastener metal has one predictable failure: the neoprene washers under the screw heads perish. Sun and thirty years of thermal movement work on them, the washer hardens and cracks, and then every screw is a small hole. A roof with two thousand screws in it has two thousand potential leaks, and the repair is usually a full rescrew to a larger diameter rather than a patch.

It is worth asking for the outbuilding to be quoted separately and explicitly. Bundling it into a house price hides which part of the number is which, and the two have different lifespans and different right answers.

Exposure

There are no windbreaks out here worth the name. A house on the plain north of town takes wind that a house in central Lubbock does not, because there is nothing between it and a hundred miles of flat ground.

That shows up at edges rather than in the field. Rake edges and eaves are where wind gets underneath, and a starter course that was skipped or a drip edge that was omitted to save a little money will find you out. On an exposed property the wind rating of the shingle and the quality of the edge detail are worth spending on. The colour is not.

Distance

Shallowater is close enough to Lubbock that most companies will come, and far enough that a few will quietly price it as a trip. That is not unreasonable, but it is worth knowing which you are getting, particularly for a small repair where the travel is a large part of the job.

It also matters for warranty callbacks. A fifteen mile drive to fix a small problem under warranty is a fifteen mile drive the company does not get paid for, and companies differ in how quickly they make it. Asking how callbacks are handled is a better question here than in town.

A note on hail

Hail swathes are narrow and Shallowater sits far enough from central Lubbock that it is regularly hit when the city is not, and regularly missed when the city is hammered. Do not take the absence of activity in Lubbock as evidence your roof is fine, or the presence of it as evidence that it is not.
